I enjoy a good reality TV show as much as the next guy… who doesn’t like Long Island Medium or Housewives of Wherever…just for fun, and watching real estate programming on HGTV has become just another entertaining “reality” show…because it’s certainly not based in reality. Most of the buyers shown have already chosen a home… They simply allow the camera to follow them through some others that they will dismiss on camera.
What about the “real” part of the real estate transaction?… How about the dozens of homes buyers have to go through to find the “right “fit? Seems as though HGTV negotiations are always smooth and no one ever gets out bid on a home. Home inspections are a non- factor and never seem to uncover issues that threaten the deal.
I would love to see a HGTV home under-appraise and watch how the agents have to renegotiate price to get mortgage approval. And as for mortgage approval… well, that could be a show all by itself… maybe, “Mortgage Impossible” where the buyer breaks down in tears over documents requested for the third time!
These are the realities of real estate… things that we encounter every day… and things that a good agent is going to get you through and into your dream home. Your transaction might not be as entertaining as HGTV but we’ll both smile for the camera as it cuts to commercial.
